Inventory Check In
A comprehensive, detailed report itemising the condition of fixtures, fittings and furniture upon a tenancy commencing. The inventory check in is completed to protect both Landlord and Tenant, to accurately capture the condition of the property at the start of the tenancy, so that should a dispute arise throughout or at the end of the tenancy, the report can be relied upon as adequate evidence.
Inventory Check Out
A detailed comparison to the inventory check in report, the check out will capture the condition of the property at the point of key return by the tenant. This is completed to protect both Landlord and Tenant, recording the condition in comparison to when the tenant moved in. This report is frequently used as evidence towards deposit disputes.
Midterm Inspection
A midterm inspection is a snapshot of the condition of the property taken during an active tenancy. The purpose of a midterm inspection is to give Landlord piece of mind that their property is looked after and in a good state of repair. A midterm also gives tenants the opportunity to raise any maintenance that needs to be considered. Midterm inspections are a basic check to highlight any major issues and build a picture of tenant behaviour during the tenancy.
Vacant Homes Check
A Vacant Homes Check provides peace of mind when a property is unoccupied for an extended period — whether the occupier is travelling or on a long holiday, the property is undergoing renovation, being marketed for sale, or following a bereavement.
Our regular inspections ensure the property remains secure and in good condition, with checks for issues such as leaks, damage, unauthorised access, or maintenance concerns. Detailed records are provided after each visit, helping to demonstrate that the property is being monitored in line with insurance policy requirements and reducing the risk of costly claims being declined.
Pre-Tenancy Check
A pre tenancy check is completed immediately prior to a tenant moving into the property / inventory check in. It is an opportunity for one final check to be undertaken, to ensure all cleanliness / maintenance / compliance have been completed to the highest standard and adhered to. A pre tenancy check also acts as further evidence in the event that there are claims of basic necessities not working upon a tenant occupying the property. Examples of checks undertaken include water outlets being flushed, boiler heating and thermostat being tested, kitchen appliances being tested etc. These are usually not undertaken in an inventory check in process (which is a visual check).
Post Tenancy / Maintenance Check
A post tenancy inspection or maintenance inspection focus on the works needed to bring the property up to an acceptable letting standard after a tenancy has ended. The report assists property managers when discussing the necessary works needed to improve the property with Landlords. These checks can be used to guide plans for renovation/refurbishment works.
Basic Compliance Check
A basic compliance check is a snapshot of the property during a tenancy to provide evidence / proof that legal processes are being followed by the Landlord / Managing Agent. Date of install and expiry dates on smoke alarms and carbon monoxide alarms are recorded, blind cleats are identified and captured, Portable appliances are checked for PAT testing dates.

Meet & Greet allows us to attend the property, meet tenants in person, and carry out the inspection while handing over or collecting keys directly.
Collect & Drop offers added convenience — we can collect keys from your chosen location, carry out the inspection, and return the keys to you once complete.
